The villa is on two floors with the bedrooms and bathroom on the ground floor and the spacious lounge and modern kitchen maximising the views from the first floor. Not far from the Little Ffestiniog Railway station and Spooners Platform Inn, it is within easy walk of the town for a choice of shops, restaurants and scenic walks along the wetlands and Welsh Coastal footpath. Wildlife and railway enthusiasts enjoy this location equally, where steam trains cross the wetlands that attract so many migrant and domestic wild fowl, including an Osprey family in the summer. Nearby you have beaches at Borth y Gest (1 mls), which is a 15 min walk away from the harbour, Black Rock Sands (2 mls), Snowdon/Beddgelert (7 mls) and Caernarfon castle and harbour (23 mls). Porthmadog is an excellent all round location with sandy beaches and mountains so close at hand.

2 BEDROOMS: One room with Kingsize bed, 1 room with two single beds - one single bed is 2' 6" (both downstairs). Bed linen provided, please bring your own towels & tea towels.
KITCHEN/LIVING ROOM: Living area with 32" flat screen Freeview TV and DVD/Blu-Ray player. Electric coal effect fire and NSH. Kitchen Area with with electric hob and double oven, fridge, freezer, dishwasher and microwave.
BATHROOM/WC: Lovely sit-in-bath and shower downstairs. Electric heater.
Compact washing machine and spin dryer in cupboard in twin bedroom.
ELECTRICITY included.
BALCONY: Extra big which wraps around 2 sides of the villa. It has open balcony rails at 110 cm and 40 cm and no infill. It is not considered safe for children under 7 years old. Patio chairs and table.
Free unlimited WiFi.
Allocated parking for 1 car.
FAQ: Access is via a proper front door on the ground floor. The ship's ladders that you can see in some pictures are for decorative purposes only.

After your stay, we ask you kindly to please leave the property as it is found, in a clean and tidy manner. This includes replacing the furniture if you have moved them, emptying all internal bins, clean and put away plates etc., clean work tops and surfaces and hoover the floors.

No Smoking: We want all our guests to enjoy an odour free environment when they arrive at their property. We therefore prohibit smoking within the premises in ALL our properties. A 'Refreshing Charge' will be levied on guests who smoke in properties. A No Smoking Policy may form part of a property's statutory Fire Risk Assessment.

Mini-breaks & Weekends: In most cases, bookings that are for less than 7 nights in the season (Easter to the end of October) are only bookable at short notice. Out of season (November to last week before Easter) is more flexible. The mini-break rules for each property is stated on the description. Weekend booking requests that do not start or end on a property's change-over day or cross over more than 1 week, are at the discretion of the property owner.
